Closing Day

Your Final Step to SOLD – Backed by Bergen County’s #1 Real Estate Team
You’ve made it to Closing Day, congratulations are almost in order! As the leading real estate team in Bergen County and number one in the NJMLS since 2016, the Zamir Group knows how to guide you through the final stretch of your real estate journey with precision, confidence, and personal care.
Even in the final hours before closing, there are a few important steps to ensure a smooth, stress-free finish.
Final Walk-Through Inspection
Typically scheduled for the day before or the morning of closing, the final walk-through allows the buyer to:
- Confirm that the home is in the same condition as previously seen
- Verify that agreed-upon repairs are completed
- Ensure no unwanted items were left behind
- Check that systems (HVAC, plumbing, appliances) are operational
At the Zamir Group, we prepare you for every detail of this step, ensuring you know what to expect and that your home is show-ready for its final viewing.
Canceling Utilities & Services
Before the transaction closes, we’ll provide you with a comprehensive checklist of utility providers, service contacts, and helpful reminders for your:
- Electricity & gas termination
- Water, internet, and cable disconnection
- Trash & recycling pick-up changes
- Homeowner’s insurance updates
Our full-time transaction manager will coordinate timelines so there’s no lapse in service for you, or the new homeowners.
Be Prepared for Last-Minute Surprises
Even the most seamless real estate deals can hit unexpected bumps at the finish line. A delayed wire transfer, a last-minute repair issue, or buyer-side hiccups can create last-minute anxiety, but not when you have the Zamir Group on your side.
With over 3,200 successful closings and deep experience in the Bergen County market, our team is fully equipped to:
- Address last-minute issues with speed and professionalism
- Negotiate and resolve closing-day delays
- Ensure you’re never left without answers or options
The Closing Appointment: What to Expect
On closing day, your closing agent (usually a title company or attorney) will present the settlement statement (HUD or CD form) summarizing all financials related to the transaction. Here’s what will happen:
- You and the buyer review and sign the settlement statement
- The title is officially transferred to the buyer
- Keys, garage openers, and any access codes are handed over
- If you’re receiving funds, you can opt for a wired transfer or receive a certified check at closing
Not available to attend in person? We’ll arrange a remote or mail-away closing based on your availability and location.
Final Checklist for Sellers
Before closing, our team ensures you’re fully prepped with:
- All keys and garage openers ready for transfer
- A clean, empty home for the buyer’s possession
- Forwarding information for mail or last-minute follow-ups
- Peace of mind knowing everything is in order
